The Fairbank: A Fresh Take on Open-Concept Living

The new Fairbank Model Home reimagines every inch of the design’s stylish 2,275 sq. ft. floorplan. Inspired by one of our best-selling models – the Killarney – the Fairbank Model Home was designed with growing families in mind, delivering a more efficient and affordable option to enjoy the popular two-and-a-half-storey layout. The home was designed by the Minto Communities design team, in collaboration with long-time partner the KISS Design Group. Located in Avalon, Orléans, this home design blends open-concept living with distinct areas for every member of the household.

The Fairbank Model Home is built to the specifications of Elevation ‘C’ to highlight a rustic exterior with low-maintenance wood-look siding, brick, and stone. The base model includes three bedrooms and two-and-a-half bathrooms, while Flex Plan options are available to add a fourth bedroom on the second floor or finished basement. The new Model Home was upgraded to include the additional basement rec room, bedroom, and bathroom.

On the main floor, you’ll find a fresh take on an open-concept floorplan, with a sleek and modern interior painted in neutral shades accented by rich olive greens and blush pinks. The foyer welcomes you with beautiful ceramic tiling and leads you to a stunning formal dining room. From there, make your way to the great room, with plenty of windows to create a bright, open atmosphere. A square fireplace with a floor-to-ceiling tile façade in warm grey anchors the room, making it a wonderful space to entertain family and friends or unwind with a good book in the evenings.

Deep-toned engineered hardwood in the dining room, family room, and kitchen adds warmth to the main floor and complements the modern flat-panel cabinetry in the spacious kitchen. To create sparking contrast, the kitchen is outfitted with elegant white calacatta quartz countertops and ceramic tile, while the large island with breakfast bar acts as a beautiful centerpiece in the room.

Furnishings throughout are sleek and contemporary while lighting fixtures of various metals and finishes match the modern theme of the Fairbank’s interior. Splashes of colour and black iron plumbing fixtures, cabinet hardware, and stair spindles are incorporated around the home to add panache. Clean lines, open gathering areas add airiness to the design and create a smooth flow from room to room.

Head up the stairway from the main floor for a picturesque view of the sunken family room with dramatic 11’ ceilings and oversized windows, the perfect place for family gatherings and entertaining.

Another half-flight of stairs takes you to the second floor, where the laundry room and main bathroom are conveniently book-ended between the two secondary bedrooms. The bathroom boasts a captivating feature wall with blush accent tiles in the tub enclosure, while the vanity is finished with soft grey cabinetry to add a touch of warmth to the room.

The rich hardwood flooring found on the main floor is continued upstairs into the primary bedroom. The gorgeous ensuite provides a dreamy ambiance with its modern wood vanity, dazzling calacatta countertop, and spacious walk-in shower.

As you venture back downstairs, you’ll notice that the double car garage is accessible from the mudroom, while the stairs lead you to the basement. The basement includes a bedroom, 3-piece bathroom, and a finished rec room, providing a quiet escape from a busy household or a space to gather the family for game night.

The new Fairbank Model Home is a remarkable display of smart and efficient design.
