What to Expect in the First Year in Your New Community

We’re excited to have you join the Minto family. While some finishing touches are still in progress, there’s so much to look forward to as your new neighbourhood comes to life. Here is what to expect in your first year.

Exterior work may be in progress

We know how excited our homeowners are to move-in and that is why we deliberately schedule and prioritize completing the inside of your home first so you can take possession and receive your keys as soon as possible.

This may mean that seasonal work such as grass, curbs, sidewalks, fences, pathways, roads, and parks as well as some exterior aspects of your home, such as caulking or painting, may still be awaiting more seasonable temperatures for completion.

Living next to a construction zone

As is the case with any home in a new community, there is likely to be ongoing construction activity in or around your property for many months after you move in. Although our communities undergo a significant transformation once the first homeowner receives their keys, a large portion of the neighbourhood remains an active construction site.

Safety is our priority, so we ask you to be mindful of the activities listed below and take appropriate precautions. We always work to minimize the impact of construction on our homeowners and thank you for your cooperation and understanding as we complete your neighbours’ homes. 

Building a new neighbourhood: know what to expect in the first year

As is the case with any home in a new community, there is likely to be ongoing construction activity in or around your property for many months after you move in. Although our communities undergo a significant transformation once the first homeowner receives their keys, a large portion of the neighbourhood remains an active construction site.

Safety is our priority, so we ask you to be mindful of the activities listed below and take appropriate precautions. We always work to minimize the impact of construction on our homeowners and thank you for your cooperation and understanding as we complete your neighbours’ homes. 

  • Curbs and Sidewalk Repairs: Expect repairs to curbs and sidewalks, should any damage caused by home construction activities occur. Depending on the timeframe for completion of nearby roads, the repairs will be scheduled accordingly. 
  • Temporary Asphalt Layer: Your street or parking lot will initially have a temporary or base layer, with a final finish layer to be applied later. A new road must go through two winter cycles, allowing for settlement to occur, before the final asphalt layer is applied. 
  • Construction Noise: There will be construction noise during permitted hours, but we always adhere to noise by-laws to minimize disruption.
  • Increased Traffic: Due to ongoing construction, you may notice additional foot and vehicle traffic and trade parking on the street. Trade vehicles will be parked on the street near your home. Construction traffic typically decreases weekdays after 4pm and on weekends.
  • Elevated Infrastructure: Fire hydrants, curbs, and manholes might initially appear to be ‘too high’ out of the ground. This will be corrected when the final grade and layer of asphalt is applied.
  • Pedestrian Pathways: For your safety, designated and fenced-off pedestrian pathways will be in place.
  • Sod Installation: Due to weather dependency, sod installation may occur after you have moved in. Our priority is to ensure that the sod is installed under optimal conditions to promote healthy rooting and growth. 
  • Driveways: Driveway installation is also weather dependent, requiring optimal temperatures for pouring. As a result, your driveway may be poured after you move in.
