North Oak Tower 3 Release Offers More Sustainable Living Options in Growing Oakville Community

Located within the master-planned Oakvillage development by Minto Communities GTA, North Oak Tower 3 brings biophilic design to a wellness-inspired complete community model


September 9, 2022, TORONTO- After achieving sell-out success in previous releases, Minto Communities launches North Oak Tower 3, a new tower within the master planned Oakvillage community which will offer a connected experience for residents. Tower 3 stands at 20-storeys with 239 units continues to extend the master planned Oakvillage community, located in the growing Trafalgar neighbourhood in Uptown Oakville with imaginative architecture by BDP Quadrangle. By prioritizing access to nature and the outdoors, biophilic design, the best in sustainable development practices, and a high-quality amenity program intended to connect residents with their neighbours, Minto Communities GTA will deliver a high-quality modern residence suitable for diverse demographics. As part of the North Oak Geo-exchange community energy system, future residents can expect up to a 70% reduction in carbon emissions and stable energy costs. A variety of floor plans in numerous configurations prioritize access to abundant natural light and views coupled with biophilic design principles that blend the exterior and interior together to celebrate the significant natural assets of the site.

The varied amenity program at North Oak Tower 3 and is inspired by a blend of transitional and modernist styles with an emphasis on incorporating health, wellness, community and connecting to nature. These key themes are highlighted using biophilic design principles throughout the building to inspire calm, materials with natural textures inspired by wood, stone and fabrics to give a contemporary feel, biomorphic patterns in amenity spaces, tower exterior, suites and common elements including an art installation feature wall representing local topography at the lobby entrance. To reinforce the connection to nature, greenery is embedded in the interior and exterior amenity spaces and throughout the building landscape, linking the spaces visually and physically for a cohesive experience.

Landscape architect NAK Design Strategies incorporated a landscaped boulevard running along the Athabasca Pond to ensure residents have easy access to the surrounding natural landscapes including the pond, the extensive municipal trail network and connection to nearby commercial plazas. Supporting active transportation options, a well-designed entry plaza with bicycle racks and drop-off parking stalls is located adjacent to the main entrance with views overlooking the Athabasca Pond and the site’s pollinator garden.

With the goal of providing a flexible space to bring residents together for daily use, The Neighbourhood Gem is a distinctive glass arcade that connects the amenities and fronts onto the terraced amenity garden. It features a Lobby, a dramatic entry lounge with integrated planters, benches, and a unique feature wall, a co-working lounge, water bar, pet wash with direct access to the exterior and a bike wash and repair station located in the underground. The Neighbourhood Gem is also a resiliency feature with intentional areas intended as a meeting spot for residents in the event of an emergency. Resiliency features include back-up power for medication refrigeration and device charging, bathrooms with potable water, and heating and cooling. 

To further inspire connection and gathering, the stunning social club is embedded in a lush outdoor amenity garden featuring a firepit and seating set amongst lush planters, a common-use BBQ terrace, an outdoor workstation integrated around a stunning tree canopy, and an outdoor party room with a dramatic bar, bbq and dining table that is connected to a fire pit for intimate summer gatherings. On the exterior, North Oak Tower 3 is intentionally set-back to maximize pedestrian comfort, with decorative paving extended throughout the Oakvillage community’s east edge to slow down passing cars and a new cycling path woven throughout, leading to the other side of Trafalgar Road. 

North Oak Tower 3 will be connected to a high-performance Geo-exchange system that serves the towers in this phase of the Oakvillage community. Geo-exchange systems are a more sustainable option to provide renewable heating and cooling by leveraging the stable temperatures beneath the earth’s surface. Not only is Geo-exchange more energy efficient, it will reduce the use of fossil fuels by up to 95%, it also protects residents from rising utility costs and does not need to be switched on or off seasonally. North Oak’s Geo-exchange community energy system broke ground on March 28th 2022, and drilling for towers 4A and 4B is completed. Drilling for North Oak Tower 3 is scheduled to begin in Fall 2023.

The clever design is enhanced by exceptional living and sleeping, kitchen and bedroom features with an emphasis on hardware, large floor-to-ceiling windows, and a smooth ceiling finish throughout.  Suites are offered in one bedroom, one bedroom plus den with suites starting at $659,000.
