Sales Begin for Westlake’s First Luxury-Home Neighborhood

CITY OF WESTLAKE, FL (AUGUST 19, 2021) — Minto Communities has begun selling homes in The Estates, its first luxury-home neighborhood in Westlake. Minto, the developer and primary homebuilder in the large-scale master-planned community, released the first homesites on July 31 and sold them all within two days. More lots will be released later this month.

In the meantime, the Tequesta Grand model home in The Estates is now open for tours. The newly introduced design boasts 3,748 square feet of living space with four bedrooms, four-and-a-half-baths, a flex room, private guest casita and two-car garage.

“Based on the incredible response we received during our initial sales launch, I anticipate we will see similar demand when we release our next selection of homesites in The Estates,” said Mike Belmont, president of Minto Communities USA. “I think it shows people are willing to invest more of their money in a home that provides additional space and luxury features, both inside and out.”

The Estates of Westlake is an exclusive enclave of 76 homesites, most of which have water views. Prices range between the $500s and $800s. The neighborhood is located off Persimmon Blvd, directly east of The Groves, a neighborhood that opened last summer and is nearly sold out.

The homes in The Estates are part of a new Minto luxury single-family product line known as the Atlantic Collection. The collection features 11 one- and two-story floor plans ranging in size from 2,703 square feet to 4,546 square feet under air.

The Atlantic Collection boasts premium features including dramatic high ceilings and solid core interior doors, an elegant brick paver driveway, entry walkway and covered lanai, and impact resistant windows and sliding glass doors. Kitchens feature Whirlpool stainless steel appliances, 42-inch frameless European-style cabinets and quartz countertops, and bathrooms offer raised-height vanities with quartz vanity tops and undermount sinks.

With 3,800 acres, the Westlake community encompasses most of the city of Westlake that was incorporated in 2016 to become the 39th municipality in Palm Beach County. The first two Minto neighborhoods, The Hammocks and The Meadows sold out in 2020, and The Groves is close to sell out.

Later this fall, Minto will start construction on the second phase of the Westlake Adventure Park, which includes a multi-purpose community building, basketball courts and an adult lap pool. The $15 million first phase, completed in 2019, features a resort-style lagoon pool with a water slide, a kids’ interactive splash pad and poolside concessions. An expansive recreational lawn features a covered concert pavilion and grassy area for events, along with shade pavilions, grills, a picnic area, a BMX pump park, a playground, bocce ball courts and a dog park.

Commercial development in Westlake is also in full stride. Minto recently sold land to Publix to develop a shopping plaza anchored by a 50,000-square-foot grocery store off Seminole Pratt Whitney Road. Nearby, Minto created a 40-acre master-planned business park known as Westlake Landings to attract a strategic mix of commercial businesses to service the growing population. Two open-air shopping centers, a pod of fast-food restaurants, a 7-11 gas station and convenience store, storage facility, office/flex space and an entertainment/sports concept are planned for the business park.

The taxpayer’s office in Palm Beach County is finishing up construction on a new regional service center, as Christ Fellowship Church prepares to break ground on an 800-seat worship center. This follows the opening of a free-standing emergency room and a Palm Beach County Fire Station over the last two years.

Westlake made strong showings on two prestigious national lists for best-performing master-planned communities in the U.S. Westlake ranked 17th on RCLCO’s Top 50 Master Planned Communities for 2020, and John Burns Real Estate Consulting listed Westlake as 19 out of 50 communities in its 2020 rankings.

Anyone who would like to buy a home in The Estates is encouraged to schedule an appointment with a new home sales professional so they can be added to the interest list. Those on the list will be notified when new homesites are released.

Westlake is located at 16610 Town Center Parkway North in the City of Westlake, on Seminole Pratt Whitney Road between Southern Blvd. and Northlake Blvd. For more information on the community, call 888-299-3628 or visit www.WestlakeFL.com.
