Minto Communities bookends Adelaide with two bold, new, residential condominium launches
123 Portland and The Saint mark Minto Communities’ latest additions to Toronto market
 

October 2, 2019 (TORONTO, ON) – In the midst of delivering 886 completed units in two condo projects, Minto Westside and Minto Yorkville Park, Minto Communities is further defining their mark on the downtown Toronto submarket with the pending launch of two more residential condominium projects. The launches will be aimed at addressing historic supply constraints in the core, while catering to two distinct purchasing groups.

Bookending the east and west ends of Adelaide Street West, 123 Portland and The Saint offer contrasting takes on downtown urban living. At 14 storeys and 114 units, the intimate 123 Portland brings sophisticated, spacious residences to one of Toronto’s trendiest enclaves. On the other side of town, a slender, 47-storey tower carves out a new profile in the city’s east core, with centrally located residences that are connected to transit, universities, retail and all of the amenities that come with downtown living.

123 Portland is a boutique, 114 residence located at Portland and Adelaide. The building features spacious units with European inspired design.  
Designed, by Sweeny & Co architects and U31, 123 Portland is rooted in a pre-modern aesthetic. The architecture focuses on establishing depth and texture with off-white pre-cast frames and rustic weathered steel detailing, while Juliette balconies, and dramatic French doors conspire to create a grid-like pattern. The overall effect is a modern-take on European buildings mixed with Toronto, loft vernacular.
 
The interior spaces draw inspiration from Parisian apartments, exemplified by a series of dramatic two storey arches that frame the lobby with smooth stone finishes and a brass lining on the inside edge. Suites are adorned with high-end finishes and a light, textured palette that brings a holistic aesthetic to the project, extending the look and feel of the lobby and amenities into the living spaces.

In contrast, The Saint is a modern play on Japanese minimalism grounded in health and wellness. The architecture, handled by Wallman Architects, is defined by a few distinct elements. A black, brick masonry podium is used to transition the building to the adjacent historical property, while a graphic, punctuated tower carves out a presence along downtown Toronto’s eastern skyline.
 
Natural, textured materials are used judiciously throughout the interiors, drawing inspiration from biophilic design in an effort to blur the distinction between the indoors and outdoors. Ample amenity space was programmed with the direct intent of elevating the concept of wellness in residential buildings. The prototypical, sprawling condominium spa was completely rethought and replaced with a series of individualized programs, designed to personalize the experience. Residents will be able to transition between an infrared sauna, to a soaking tub to a steam space, that are each enjoyed privately.

“Each corner of downtown Toronto has its own distinct personality and so it’s important when contemplating potential developments that we think granularly. A project at Front and Bathurst is not going to resemble a project in Yorkville,” says Matthew Brown, Director of Product Development. “Even when you look at opposite ends of the same street like Adelaide, you have distinct communities, with distinct needs. The Saint and 123 Portland were designed as direct responses to their own urban contexts.”
 
One element 123 Portland and The Saint share in common is Minto Communities' unwavering commitment to leading on sustainability and livability. Both The Saint and 123 Portland will feature updated VRF building systems that reduce energy consumption, while allowing air-conditioning and heating to operate year-round. Under-counter garbage sorters will be installed in every kitchen in both buildings, helping to address historically low diversion rates in multi-residential buildings. Water purifiers will also be offered as a standard feature for every unit in both buildings.
