Community Development

Construction Begins

  • We break ground!
  • Soil is tested by engineer for ground integrity
  • Footings are set and concrete is tested by engineers and the City
  • Foundation is poured, and waterproofing and drainage systems are installed
  • City inspection prior to backfilling

Your Home Takes Shape

  • Your new Ottawa home is framed, including trusses, roof and shingles
  • Stairs, ENERGY STAR® windows and exterior doors are installed
  • Mechanical systems are installed such as plumbing and HVAC (heating, ventilation and air conditioning)
  • Backing & strapping is installed
  • Minto performs a thorough quality assurance inspection, and verifies customer selections
  • Electrical systems are installed and inspected by the ESA (Electrical Safety Authority) and the City
  • To prevent water penetration, the exterior of the home is sealed using a house-wrap, which is installed prior to the exterior finishings (brick, siding, stone, etc.)
  • For ENERGY STAR® homes, an initial blower-door test is performed by Minto inspectors to ensure air-tightness of the home's exterior envelope
  • Insulation and the vapour barrier are installed inside the home, and verified by Minto and City inspectors

The House Becomes a Home

  • Drywall is installed, walls are primed and trim (such as baseboards, doors and window casings) are installed
  • Minto performed a “Prime Check” to review the drywall and trim and correct any deficiencies
  • Finishing coats of low VOC (volatile organic compound) paint is completed
  • Railings are installed and stained
  • Ceramic or vinyl flooring is installed as per your Design Centre selections
  • Your kitchen cabinets are installed and Minto performs a quality assurance inspection
  • Plumbing and electrical finishings are installed, such as sinks, faucets, toilets, lighting fixtures and switches
  • Hardwood and carpet is installed
  • Final cleaning, including cleaning of heat-ducts, final quality assurance inspection and touch-ups are performed
  • For ENERGY STAR® homes, a final blower-door test is performed by an independent third-party inspector to ensure air-tightness of the home
  • Minto MasterCare Inspector performs a thorough quality assurance inspection to complete as many items as possible before you view your new home in Ottawa at the Customer Pre-Delivery Inspection
